Rental Acceptance Criteria

Please read the following rental criteria before continuing to the application below. By submitting an application, you agree to the below policies.


Every adult who plans to reside in the apartment is required to submit a complete rental application and provide a valid, government-issued, photo ID. Rental applications must be filled out completely, accurately, and legibly. We will not process an incomplete application. Any misstatements or omissions made on the application, regardless of when they are discovered, are grounds for denial of the application or termination of an existing tenancy. All information provided on the application must be verifiable. Non-verifiable information provided on an application is grounds for denial.

OCCUPANCY STANDARDS. Limitations on adults are designed to provide maximum opportunities for housing families with children. Studio – 1 Adult, 1 Bedroom – 2 Individuals, 2 Bedroom – 3 Individuals (additional monthly charge for 3rd occupant), 3 Bedroom – 4 Individuals (additional monthly charge for 4th occupant), 4 Bedroom – 5 Individuals (additional monthly charge for 5th occupant).

INCOME. Total monthly income from all sources must be at a minimum two and one half (2.5) times the amount of monthly rent. Each adult applicant is screened individually and must qualify for housing on the basis of income. In roommate groups where there are multiple adult applications, the combined household income will be considered. Applicants’ income information must be verifiable, reliable, and predictable.

HOUSING HISTORY. All applicants are required to provide contact information (names, emails, and telephone numbers) of each landlord, management company, or lender for each of their residences within the last two (2) years. Housing references must be continuous. A positive housing history is an important criterion for acceptance. Applicants with insufficient rental history may still be approved after an individualized assessment (see Exception & Cosigners below). Failure to disclose a previous address within the last two years may result in denial. The refusal to give a reference, or a negative reference from a prior landlord or management company, may also result in denial. References from family members or roommates are not accepted.  Unlawful detainer and eviction case history will also be checked as part of this rental application. Eviction actions or unlawful detainers within the past five (5) years may be grounds for denial, subject to applicable city ordinances.

CREDIT REFERENCES. Credit references will be checked as part of the rental application. The presence of adverse credit references, high household debt, open collections, bankruptcies, or judgements may be grounds for denial of an application, subject to applicable city ordinances.

CRIMINAL HISTORY & BACKGROUND CHECK. A criminal background check will be conducted for all adult applicants. Management evaluates criminal history in accordance with the Minneapolis and Saint Paul tenant-screening ordinances, which limit how certain records may be used. If a criminal record falls outside these limits, management will perform an individualized assessment. Applicants may be denied based on criminal convictions only as allowed under applicable city ordinances and fair housing laws.

EXCEPTIONS & COSIGNERS. Exceptions may be considered for applicants without prior rental history, first-time renters, or those who are on the borderline for acceptance due to income or credit factors. Exceptions are evaluated objectively and granted solely at the discretion of management, based on the overall strength of the application and/or the qualifications of other adult applicants for the unit. In such cases, a qualified cosigner (guarantor) may be accepted at management’s discretion. Cosigners must complete a full rental application and meet all credit and income screening standards, other than occupancy requirements. When an exception is granted, an additional security deposit or advance rent payment may also be required, consistent with applicable law.
